When to instruct your lawyer:-

Sale

When you are looking to sell your property the first thing you need to do before you can put your property on the market is arrange for a Home Information Pack (HIP) to be completed. These are usually arranged by the Estate Agents, but if you are selling your property privately or by auction Ambrose Appelbe can assist you with this.

It is also a good idea to instruct your Conveyancer at the same time. This means that they can gather all the papers required for selling your property such as the property information forms, planning documentation, Building Regulation Approvals. This helps speed up the process as they will be able to prepare the contract pack and supporting documents to send to your buyer's Conveyancer straight away.

Purchase

When purchasing a property it is always a good idea to have made contact with a Conveyancer prior to making an offer so that once you have made a successful offer on a property you can give your Conveyancer's details to the estate agents and work can begin straight away. This also prevents any delay while you look for a Conveyancer and arrange to provide them with your identification and a client care letter including terms and conditions. Due to the strict Money Laundering Regulations a Conveyancer would be unable to accept any money from you until these formalities have been completed. This would add time to the transaction especially if additional property searches are required.
